This is not a position where you will simply sit behind a desk and push paper. Our Assistant Community Managers are an important part of the day-to-day success of our communities. You will work alongside the Community Manager, interact with residents, assist with compliance and recertifications, support leasing and collections, and help keep the community running smoothly.

What You'll Be Doing

As an Assistant Community Manager, you will help support the overall operation of the community, including:

  • Assisting with HUD, Section 8, Tax Credit/LIHTC recertifications and compliance
  • Scheduling and conducting resident recertification interviews
  • Reviewing income, assets, rent calculations, and required documentation for accuracy
  • Maintaining resident files in accordance with company and regulatory requirements
  • Maintaining and managing the property waiting list
  • Assisting with leasing, rent collections, accounts receivable, deposits, and resident services
  • Building positive relationships with current and prospective residents
  • Preparing and executing lease documents and other required paperwork
  • Assisting residents with questions and helping resolve concerns, complaints, disturbances, and lease violations
  • Coordinating inspections and resident information
  • Supporting the Community Manager with the daily operation of the property
  • Maintaining accurate records and helping ensure deadlines do not become emergencies — because in Property Management, we already have enough surprises!
What We're Looking For

We need someone who understands that affordable housing requires both great customer service and great attention to detail.

Required:
  • Previous residential Property Management experience
  • Working knowledge of HUD/Section 8 recertifications and compliance
  • Knowledge of HUD rules and regulations
  • Accounts receivable and collections experience
  • Experience with rent collections, deposits, resident accounts, and general property operations
  • Strong organizational and time-management skills
  • Excellent written and verbal communication skills
  • Strong customer service skills
  • Ability to work independently and follow through on assignments
  • Working knowledge of Microsoft Word, Excel, Outlook, and property management software such as OneSite and/or Yardi
Preferred:
  • COS (Certified Occupancy Specialist)
  • TCS (Tax Credit Specialist)
  • HCCP or another nationally recognized affordable housing/compliance certification

Schedule & Travel

Property Management is definitely not a Monday-through-Friday, “nothing ever happens after 5:00” business — we know better than that!
Candidates must be dependable and able to work their scheduled hours consistently. Occasional overtime, after-hours resident events, on-call responsibilities, and travel may be required depending on the needs of the community.

Education & Experience

A high school diploma or GED is required. Candidates must be able to read and write English fluently, perform intermediate mathematical calculations, and comfortably use property management and resident management software.

Affordable housing experience is strongly preferred, and candidates with HUD, Section 8, LIHTC/Tax Credit, recertification, leasing, collections, and compliance experience are especially encouraged to apply.

Compensation is anticipated to range from $22.00–$25.00 per hour for a new employee and will depend on relevant factors including experience, qualifications, knowledge, skills, abilities, property/client requirements, budget guidelines, and other job-related considerations. Eligible employees may also qualify for discretionary and/or performance-based bonuses.
