Assistant Community Manager

The Assistant Community Manager is responsible for helping the onsite Community Manager to oversee and manage the daily operations, tasks and interactions within their assigned property. This position will also act as a liaison between the company and the community of residents by addressing resident issues and helping meet the needs of their community.

Essential Duties

  • Collect rent payments and prepare payments for deposits
  •  Processes and issues lease documentation for new residents.
  •  Issues notices including, but not limited to Late Notices, Balance Notices or other legally required notices.
  •  Prepare court documents, agent for court, file eviction papers and oversee eviction proceedings for delinquent accounts.
  •  Follow up with prospective clients via phone and email.
  •  Process tenant applications and enter prospect information into tracking system.
  •  Run background checks on new residents.
  •  Show prospective residents’ homes available for sale.
  •  Address resident issues, record resident comments and seek to settle all non-monetary issues.
  •  Keep Regional Manager apprised of appropriate resident relations information.
  •  Provide feedback and recommend improvements to assigned community.
  •  Act as the onsite contact for most 3rd party contractors, and applicants
  •  Oversee maintenance function and ensure the park is adequately maintained by ensuring all park infrastructure, common area, and homes are well maintained.
  • performs other related duties as assigned.

Qualifications

  • Certification as an Occupancy Specialist (perfered)
  • Familiarity with enterprise systems like RealPage
  • Strong communication skills for interaction with both management and ownership
  • Experience in team management, including employee relations and scheduling
  • Exceptional organizational abilities, adept at multitasking and prioritization
  • Dedication to delivering outstanding customer service
  • Keen attention to detail and high standards for curb appeal
  • Implementation and enforcement of policies, procedures, and programs for effective property management
  • Proficiency in computer operations, including MS Office and basic accounting
  • Working knowledge of Fair Housing regulations

Education

High school diploma, GED or Equivalent. This position requires the ability to read and write English fluently, accurately perform intermediate mathematical functions and understand and perform all on-site resident management software functions. EPA technician certification required

Professional Experience  

A minimum of three years’ experience as a residential property management maintenance technician. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Must be able to speak to tenants and maintain good working relations with other staff members, tenants, and supervisor as well as any contract laborers working on the property.

Attendance/Travel Requirements

The position requires the ability to work any of the seven days of the week, 52 weeks of the year.  Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.  The position requires the ability to serve on-call, as scheduled or as necessary.  Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state.  You must also be able to attend certain resident events that are held after hours.

Physical Demands

Must be capable of physically accessing all exterior and interior parts of the property and amenities, push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.
